Lenders are an integral part of the closing process. It takes a great loan officer to get to closing seamlessly. We help by providing same-day preliminary HUD-1s that list all of our costs and all transfer and recordation taxes for the applicable county or city. We also turn around a title commitment to the lender the same day we receive our abstract, usually no more than three days after receiving a title request. Title Excellence expedites everything a lender needs to quote a Good Faith Estimate and get to settlement smoothly. We customarily have all work completed and to the lender early in the process, so we can get final loan approval and a final HUD-1 out to our customers days before settlement.
For all refinances, we automatically give a reissue (discount) to every borrower without the need for any documentation, such s an Owner's Title Insurance Policy or previous HUD-1. This is just one example of the higher service level we provide and our customers deserve.
